With condos at the Gulch’s Twelve Twelve high-rise on track to sell out by year’s end, the $64 million question is where will new inventory come from in Nashville’s tight for-sale market.

The city’s core has only a month’s supply of resale condos, according to the Nashville Downtown Partnership’s tracking. And the new construction pipeline isn’t encouraging.

Ground is yet to break on the seven-story, 71-unit City Lights project on Rolling Mill Hill. Work should start within a month on developer Tony Giarratana’s 505 high-rise at Fifth and Church, but that 45-story project that will include roughly 180 condos won’t be finished until 2018.
