What is the Total Advantage?

In today’s real estate marketplace, it is absolutely imperative that buyers/sellers have an *Advantage over the competition. The information below is what I have termed the TOTAL ADVANTAGEmy all-encompassing strategic advantage that can make your real estate dreams a profitable reality.

1) I am ALSO a Certified Appraiser
- Although I am not providing appraisal services nor acting as an appraiser in this situation, I have been appraising real estate in Middle Tennessee since 2006.

Sellers, I know what appraisers look for and how they think.  Additionally, appraiser required repairs can really stifle a deal, given that they come later in the process.  If you were being audited by the IRS, wouldn’t having the expertise of an IRS agent help you?

2) I am ALSO a Real Estate Investor
- I have been investing in real estate since 2005, which allows me to approach homes from an investor’s standpoint as well. Even if you are going to live in the home, it’s also an investment.  Couple this with a preferred vendor list of well over 100 tradesmen that make the repair/renovation process easier, and you have an increased Advantage over other buyers/sellers.

3) Extensive Education in Economics and Finance
- I graduated with a degree in both Economics and Finance, with the Summa Cum Laude distinction, prior to completing graduate school for my MBA. This has provided me with years of education with a focus on the factors that allow for statistical analysis of neighborhood trends and market conditions. Another Advantage for my clients.

4) The Accessibility YOU are Seeking!
- Last but certainly not least, I am totally accessible. By using the contact information on this website, you will be contacting me directly, not a general office line or “team member.”  I believe that communication is one of the most important components of the agent-client relationship, and I strive to be completely accessible. These traits provide an Advantage that many overlook.

Featured Real Estate Tips:

In a highly competitive market like this one, you need every advantage you can get. Well, here’s a big one!! We are working with a company that can make you a CASH buyer (with quick close if needed, etc.) in Middle TN. It’s a massive opportunity for buyers (and sellers, see below).

You’re doing yourself a disservice if you’re a current or future buyer and are not familiar with this program. There’s even a section of the program that helps sellers as well! Even if buying or selling is not in your near future, you need to know about this program.

Contact me and I’ll give you a rundown. I can’t stress enough how much of a game changer this is in Middle TN.

If you think you may end up looking for a townhouse or another attached property, make sure you know the difference between a PUD (Planned Unit Development) and a Condo.

Knowing the difference can get you a lower interest rate and potentially lower how much money you have to put down.  Don’t just rely on your lender, title company or appraiser, as many make assumptions that could cost you thousands.  I’ve seen it personally.

A townhouse or other attached property could be a Condo OR a PUD here in Middle TN.  Contact me if you have any questions and/or want to know how to tell the difference.

P.S. I’ve even encountered detached properties that are condos.  You just never know for sure until you know what you’re looking for.

With low interest rates and a hot market, it’s a great time to buy.  However, buyers need to realize that with a hot market often comes limited inventory.  You need to gain any competitive advantage you can before making an offer.   Most of the talk prior to the home search is about getting “pre-qualified” or “pre-approved.”

While these are satisfactory methods, there is another step that savvy buyers and agents will take to further strengthen a future offer.  This is known as “TBD Approval.”  TBD Approval is the strongest and best pre-approval method for a buyer to use and allows buyers to present a stronger Approval letter with their offer as opposed to a basic pre-approval or pre-qualification letter.  Buyer financials are already examined and underwritten, and the lender is just waiting on an address.  Additionally, a buyer can be pre-approved while waiting on TBD Approval to be completed!   Don’t underestimate any advantage that can be gained in this competitive market.  ______________________________________________________________________________

This is a tip for buyers.  Something that often goes overlooked until it’s too late is the actual square footage of the home you are pursuing.  A lot of listings use the tax card for square footage, which is a totally acceptable source from a listing agent’s standpoint.

The problem is that this square footage is often incorrect and sometimes significantly wrong.  I’ve even seen “Professional Measurements” that are incorrect.  You don’t want to get all the way to the appraisal to find out that a property is substantially smaller than what is listed.  What if it still somehow appraises for purchase price?  Let’s avoid these problems before they arise.

On the other hand, wouldn’t it be beneficial to know if a property is actually larger than what is being marketed?  I have measured over a thousand properties in my real estate career and have professional sketch software.  If you aren’t in the Middle TN area, try to locate an agent that can measure the home in the early stages of the deal.

Featured Testimonials

“Brandon was an incredible resource for us as we were both buying and selling in Middle Tennessee. He went out of his way to help us through every step of the entire process, even providing helpful additional services and information that you wouldn’t expect to find from a real estate agent. He goes out of his way to be helpful and make the process as seamless as possible. He worked diligently to understand our situation and provided guidance every step of the way. He is efficient, attentive, communicative, professional, and detail-oriented. Most importantly, you can tell that he truly cares about his clients and his work. We are so glad we trusted him through one of the biggest decisions we’ve made for our family and would gladly do it over again.”

“Brandon was there every step of the way through my home buying process.  I gave Brandon parameters of what I was looking for (square feet, number of bed/bath, neighborhood, ect.) and some examples of places I wanted to look.  Brandon was happy to look at each place with me and treat each one as if it could be my future home.  He also had some places he suggested going to look at, and sure enough the first one on the list was where I ended up!  Brandon gave great advice as we negotiated price and deal points, as well as great recommendations for financing and insurance.  I never would have found this home without Brandon’s help.  He was even able to give advice on the possibility of renovating the master bath and it turned out great!  I couldn’t be happier with Brandon’s guidance through such a big life decision.  Thanks, Brandon!”

We were an out of state buyer and had a short time frame to find the right investment property.  We started out in one area and then Brandon encouraged us to look in other areas where he not only found us the perfect place, he took care of arranging all details for the closing and even recommended a management firm to manage the property for us.  We have purchased 20+ properties in the last few years and this purchase was by far the easiest and best experience we have had!  Brandon was highly recommended to us by a family member and he definitely lived up to what we had been told.  Thank you Brandon, we look forward to working with you again soon!
