- Although I am not providing appraisal services nor acting as an appraiser in this situation, I have been appraising real estate in Middle Tennessee since 2006. 

Sellers, I know what appraisers look for and how they think.  Additionally, appraiser required repairs can really stifle a deal, given that they come later in the process.  If you were being audited by the IRS, wouldn’t having the expertise of an IRS agent help you?

- I have been investing in real estate since 2005, which allows me to approach homes from an investor’s standpoint as well. In a highly competitive market like this one, you need every advantage you can get. Well, here’s a big one!! We are working with a company that can make you a CASH buyer (with quick close if needed, etc.) in Middle TN. It’s a massive opportunity for buyers (and sellers, see below).

If you think you may end up looking for a townhouse or another attached property, make sure you know the difference between a PUD (Planned Unit Development) and a Condo.

Knowing the difference can get you a lower interest rate and potentially lower how much money you have to put down.  Don’t just rely on your lender, title company or appraiser, as many make assumptions that could cost you thousands.  I’ve seen it personally.  

A townhouse or other attached property could be a Condo OR a PUD here in Middle TN.  Contact me if you have any questions and/or want to know how to tell the difference.

P.S. I’ve even encountered detached properties that are condos.  You just never know for sure until you know what you’re looking for.


With low interest rates and a hot market, it’s a great time to buy.  However, buyers need to realize that with a hot market often comes limited inventory.  You need to gain any competitive advantage you can before making an offer.   Most of the talk prior to the home search is about getting “pre-qualified” or “pre-approved.”

While these are satisfactory methods, there is another step that savvy buyers and agents will take to further strengthen a future offer.  This is known as “TBD Approval.”  TBD Approval is the strongest and best pre-approval method for a buyer to use and allows buyers to present a stronger Approval letter with their offer as opposed to a basic pre-approval or pre-qualification letter.  Buyer financials are already examined and underwritten, and the lender is just waiting on an address.  Additionally, a buyer can be pre-approved while waiting on TBD Approval to be completed!   Don’t underestimate any advantage that can be gained in this competitive market.  ______________________________________________________________________________

This is a tip for buyers.  Something that often goes overlooked until it’s too late is the actual square footage of the home you are pursuing.  A lot of listings use the tax card for square footage, which is a totally acceptable source from a listing agent’s standpoint. 

The problem is that this square footage is often incorrect and sometimes significantly wrong.  I’ve even seen “Professional Measurements” that are incorrect.  You don’t want to get all the way to the appraisal to find out that a property is substantially smaller than what is listed.  What if it still somehow appraises for purchase price?  Let’s avoid these problems before they arise. 

On the other hand, wouldn’t it be beneficial to know if a property is actually larger than what is being marketed?  I have measured over a thousand properties in my real estate career and have professional sketch software.  If you aren’t in the Middle TN area, try to locate an agent that can measure the home in the early stages of the deal.
