Pattie Ostrander was surprised to learn she could own a new townhome in Nashville for about the cost of the apartment she rented for 11 years. Her neighbor, retired teacher Myra LeBendig, discovered a similar bargain when she moved from Los Angeles.

A typical home in the Nashville region costs $224,400, almost $30,000 more than a year ago, but home builders are offering choices that are unexpectedly affordable. In Old Hickory Commons, the development in Antioch where Ostrander and LeBendig purchased their townhomes, prices start at about $120,000.
